For years, if you lived at Babcock Ranch and someone asked where to meet, the answer was Founder's Square. That is quietly changing. Between Cypress Parkway on the south side of town and the B Street district rising across the water in WestTown, the community is spreading its gravity across three separate hubs. Here is what has actually opened, what is coming next, and how the map of a normal Saturday is being redrawn.
Cypress Parkway Is Turning Into an Eating Street
The most concrete change in 2026 is on Cypress Parkway. On April 9, Oar & Iron Raw Bar & Grill opened on Cypress Parkway in the Babcock Ranch community, with manager Ryan Wilson overseeing final preparations for the restaurant, which is part of a growing concept tied to the New England-based 110 Grill brand. For residents, this is not just another restaurant. Oar & Iron is the Florida adaptation of 110 Grill, which launched in 2014 and has expanded to more than three dozen locations across New England and New York. Founder Ryan Dion, CEO of RAVentures, partnered with developer Robert Walker to bring the concept to Florida in 2024, debuting the first Oar & Iron at Founders Square in North Naples. The Babcock location is the brand's fourth Florida store, which means the operators have already worked out staffing and supply issues at three other Southwest Florida sites before opening here.
The physical footprint tells you what the developers expect from the neighborhood's appetite. Open daily for lunch and dinner, Oar & Iron's Babcock Ranch location offers approximately 5,500 square feet of thoughtfully designed space, with seating for more than 230 guests indoors and outside. That is a room built for waitlists on Friday nights, not a quiet lunch counter. The menu is structured with a specific gimmick worth knowing before you show up hungry: the menu is divided between "Oar," featuring seafood, and "Iron," focused on meats and poultry. Seafood selections include seared ahi tuna, Cajun mahi-mahi, pan-seared red snapper, charred octopus, grilled salmon, grouper and clam risotto, oysters, mussels and lobster dishes. If someone in your party avoids gluten, this is now the easiest reservation in town. Oar & Iron emphasizes a menu that is largely gluten-free, with most dishes designed to accommodate food allergies, and the concept has built a reputation for offering flexible, allergen-conscious dining options.
A short walk away at The Shoppes at Yellow Pine, the mix has quietly shifted from anchor retail to grab-and-go dining. Several stores have already opened including Ace Hardware, Five Below, HomeGoods, Marshalls, TGH Urgent Care powered by Fast Track, and Ulta Beauty. The newer news is the food. Newly opened, The Shoppes at Yellow Pine offers residents Five Guys, which serves made-to-order burgers and fries, alongside Panera Bread. Coming soon to The Shoppes at Yellow Pine: Carvel Ice Cream, Jersey Mike's Subs, Papa Johns Pizza, and Yummy Express, a fast-casual Asian option, offering more grab-and-go variety for busy families. Taken together with Oar & Iron, the Cypress Parkway corridor now covers the range from a $10 sub to a $50 seafood dinner without leaving the community.
B Street Is the Real Story Nobody Is Talking About Yet
If Yellow Pine is the near-term change, B Street is the structural one. The developer is building a second town center across from the original, and the tenant list is already public.
"B Street isn't just about expansion; it's further shaping the identity of Babcock Ranch," said Syd Kitson, chairman and CEO of Kitson & Partners. "Babcock Ranch was designed to seamlessly integrate sustainability with everyday life. B Street embodies that vision, where creativity, commerce, and community blend."
The scale is not trivial. Leasing is currently underway for the new development, which spans 111,000 square feet and includes 10 retail buildings, some with two-story options, totaling 68,900 square feet. In addition to a residential building with roughly 150 apartments with private amenities, B Street will have a 42,000-square-foot office building with sustainable air filtration systems, 21,000 square feet of ground-level retail space and about 1,000 parking spaces, officials said. For context, that puts B Street's parking count alone in the range of a small regional mall, aimed at a town whose primary mode of local travel is a golf cart.
Construction is already vertical. The new 42,000-square-foot, two-story office building, the first completed building at B Street, opened on Jan. 20. The second floor is dedicated to Kitson & Partners' offices, and the first floor will host a variety of future retail tenants, said Matthew LiPani, communications director for Kitson & Partners. The new office building is located at the northwest corner of B Street.

Two things stand out about that list. First, BBQ King Smokehouse and Tavern, running on the success of their first location in Illinois, is opening a second location at B Street. A destination barbecue operator picking Babcock Ranch as their second-ever store is a real vote of confidence in weekend foot traffic. Second, the wellness and personal-care cluster is dense enough that residents will not have to drive to Fort Myers for a pilates class, a physical therapy appointment, or a nail appointment on the same afternoon.
Placement matters too. B Street is located off Lake Babcock Drive across from the Discovery Center and Lee Health, with Slater's Food and Provisions and an existing retail and office building on either side of the area. In other words, the developer is stitching the new district into the medical and grocery anchors that already draw daily trips, rather than isolating it on the edge of town.
The Grocery Question Is Being Answered Twice
One friction point of the past few years, a single Publix serving a fast-growing town, is on the way out. B Street is near the existing Publix at Crescent B Commons, and a second grocery store is planned for the MidTown section, a spokesperson said. The MidTown store is worth watching closely because it is not a duplicate. Publix is bringing one of its newest store formats to MidTown Marketplace in Babcock Ranch. At approximately 55,000 square feet, this location will showcase a modern layout with expanded offerings. Guests will enjoy specialty features including enhanced prepared foods such as fresh pizza, ramen, sushi, and acai bowls; a full-service seafood department; a scratch bakery with artisan breads and custom cakes; and an expanded deli and artisan cheese selection. The store will also offer a "Pours" beverage bar with smoothies, coffee, wine, and beer, plus café-style seating. That is closer to a Wynwood-style flagship than a suburban supermarket, and it will likely change the calculus on quick weeknight dinners.
Where the Weekend Actually Happens Right Now
While the built environment is catching up, the resident calendar is already doing the heavy lifting of community life. A few standing dates worth putting on your fridge:
- Farm Stand at the Sports Complex. Every Saturday and Sunday from 9:00 AM to 6:00 PM, The Farm Stand runs at the Sports Complex Concession Stand for farm-fresh, locally grown produce, with seasonal selections straight from the farm. Location: William and Mary Ann Smith Sports Complex on Palmetto Pass Lane.
- Summer Sunset Market Series. A new evening market experience in the parks, rotating between Palmetto Park on Babcock Trail and other park venues. It also lands at Bluebird Park on Babcock Trail, so check the association calendar for the current week's location.
- Food Truck Saturdays. Recurring at Palmetto Park, most recently on August 1, 2026, running 5:00 to 9:00 PM.
- Labor Day 5K. Babcock Ranch's 2nd Annual Labor Day 5K Run or Walk gives participants a chip-timed run or untimed walk option along a scenic, paved 3.1-mile course. Both events start and finish in Founder's Square, with a race start time of 8 a.m.
The pattern here is worth naming. The community's built infrastructure is diffusing outward toward Yellow Pine, B Street, and MidTown, but the weekly ritual anchors, the market, the run, the farm stand, are still clustered at Founder's Square and the sports complex. That is going to be interesting to watch over the next 18 months. Once B Street's restaurants and Carondelet Drink Parlor are pouring and Mangiamo is seating tables, some of that Saturday-night gravity will pull west. Founder's Square will not lose it, but it will share it.

If you already live here, the practical takeaway is simple. Weeknight dinner options just doubled on Cypress Parkway. Health and personal-care errands will consolidate at B Street in 2026. Grocery runs will split between the Crescent B Publix and the MidTown flagship once it opens, which means the ten-minute wait at deli counter on Sunday afternoons is on borrowed time. And the community events calendar is not slowing down for construction, so the shortest path to meeting neighbors this month is still a Saturday morning at the Smith Sports Complex or a food truck evening at Palmetto Park.
