"Primary residences only." Those three words sit in the fine print of Toll Brothers' 5.25% fixed-rate offer at Waterview Landing. Similar conditions run through most of the financing promotions now on new homes at Babcock Ranch. The headline rate decides who looks at a home, but the eligibility terms decide who can actually get it. For a winter resident, a rental investor or a buyer paying cash, many of this season's largest incentives are worth very little.
That matters because Babcock Ranch is selling at a pace most of Southwest Florida is not. Kitson & Partners reported 748 home sales through July 2026, up 29% from the same period in 2025, and the town ranked No. 4 on RCLCO's mid-year 2026 list of top-selling master-planned communities. Across the region, The News-Press reported on Aug. 27, 2026, that builders were "offering deals left and right" to move vacant new homes. A large share of that discounting comes through mortgages, and a mortgage incentive has terms that a price cut does not.
The Conditions Behind the Rates
The table shows what builders at Babcock Ranch were advertising as of early October 2026. Read the lender and occupancy columns first.
| Builder and community | Advertised incentive | Lender required | Occupancy condition | Deadline |
|---|---|---|---|---|
| Lennar, Tuckers Cove | 4.750% promotional 7/6 ARM | Lennar Mortgage | Owner occupancy; 740 minimum credit score; 10% down | Contract signed 09/29/26 to 10/18/26 |
| Toll Brothers, Waterview Landing | 5.25% 30-year fixed on select quick move-in homes | Toll Brothers Mortgage | Primary residences only; FHA/VA not eligible | Sign on or after 9/25/26, close by 10/30/26 |
| D.R. Horton, Palmetto Landing | 5.50% 30-year fixed, 5% down | DHI Mortgage | Principal residence only | Contract on or after 08/19/26, close by 12/15/26 |
| Dream Finders, Creekside Run | Rates from 5.49% on select inventory; $50,000 savings shown on one quick move-in home | Jet HomeLoans | None stated in the disclosure | Written and closed by Oct. 30, 2026 |
| Park Square, Townwalk | 4.99% on select homes, FHA 2/1 buydown, closing credits up to $20,000 | PSH Mortgage | FHA example assumes a primary residence | Written by 10/30/26, close by 12/23/26 |
| William Ryan, The Sanctuary | Up to $75,000 in incentives plus 4.5% fixed on "Head Start" homes | Preferred lender | None stated | Golf cart offer through 11/15/26 |
Each builder's terms differ, but two conditions repeat across the table. D.R. Horton states it plainly: a buyer "is not required to finance through DHIM to purchase a home; however, buyer must use DHIM to receive the advertised rate." Dream Finders' disclosure says the same about Jet HomeLoans. The second condition is occupancy. Lennar, Toll Brothers and D.R. Horton all tie their rates to the buyer living in the home as a primary residence.
What the Rate Is Worth in Dollars
Lennar publishes the most detailed example. On a $312,748 home with 10% down, its promotional 7/6 ARM at 4.750% produces a payment of $2,421 a month. A market 7/6 ARM at 6.875% produces $2,802. Lennar puts the difference at $381 a month for the first seven years. Lennar took the market rate from Mortgage News Daily as of 09/29/2026.
To compare that with a price cut, work backward. At 6.875% over 30 years, each $1,000 borrowed costs about $6.57 a month in principal and interest. Saving $381 a month at the market rate would mean borrowing roughly $58,000 less. On a home in the low $300,000s, a seller would need a price cut of about that size to match the builder's payment for the first seven years. After year seven the ARM adjusts every six months, so this is a seven-year comparison, not a lifetime one.
One line on Lennar's page needs checking before anyone relies on it. The headline says 4.750%, but the legal paragraph says the 7/6 ARM "remains fixed at 6.750%" for the first seven years. Those two figures cannot both describe the same loan. Ask Lennar Mortgage to confirm the locked rate in writing.
Toll Brothers gives a payment factor of $5.52 per $1,000 financed at its 5.25% rate. Compared with the roughly $6.57 market figure above, that gap is about a dollar a month per $1,000 borrowed. On Toll's $500,000 example loan, that comes to around $500 a month for an owner-occupant who qualifies. Toll adds costs for credit scores under 740 and for condominiums financed with less than 40% down.
Where the Value Drops to Zero
The arithmetic above applies to one kind of buyer: someone who finances with the builder's lender, meets the credit and down payment terms, and makes the home a primary residence. Many people who buy at Babcock Ranch do not fit that description, and for them the numbers change.
- A winter resident whose primary home is in Ontario, Ohio or Bogotá would not meet a primary-residence condition at Lennar, Toll Brothers or D.R. Horton. Those rates are off the table no matter how strong the buyer's finances are.
- A buyer planning to rent the home out runs into the same occupancy terms.
- A cash buyer gets nothing from a rate buydown. None of the lender-linked rate promotions reviewed here offers a cash alternative.
- A buyer with a lender relationship in another state or country can still buy the home, but loses the advertised rate by financing elsewhere.
For these buyers, the useful numbers are the price and any credit that does not depend on a loan. Some builders show those directly. On a Pulte quick move-in home in Verde at Babcock Ranch, the price is marked down from $466,425 to $399,990, which Pulte presents as $66,435 in savings. The listing states no lender or occupancy conditions. A Lake Timber Arbordale is listed at $469,990, down from $495,675. D.R. Horton also shows a Palmetto Landing home marked down from $423,985 to $394,999. Its rate disclosure warns, however, that the rate may not combine with other offers or discounts. In that case the buyer may have to choose between the lower price and the lower rate.
Dollar figures can also come with conditions. William Ryan describes its incentives as usable toward a homesite, finishes or closing costs, not as a cash payout. Dream Finders' disclosure says Jet HomeLoans must be used to receive its incentives. Ask whether the dollar figure survives a cash closing before counting it.
Where Resale Fits
Owners reselling a home at Babcock Ranch face this from the other side. In a Gulfshore Business interview that was online by October 2025, Kitson & Partners president Tom Hoban described the imbalance this way:
"They can lower your price, but they can't lower your rate. But builders can do all that. A lot of them have their own mortgage companies."
That works in both directions. A resale seller can't match a buydown for a financed owner-occupant. For a cash or second-home buyer, the buydown was never available, so a resale home and a new home are compared on price, condition and carrying costs. A resale seller can compete fully on those terms.
Inventory in the wider market gives those buyers some room. The August 2026 report from the Realtors Association of Punta Gorda Port Charlotte North Port covers a multi-county area, with Charlotte County accounting for about 65% of reported sales. It shows 2,377 listings, or 5.18 months of inventory, down from 2,879 listings and 6.54 months in August 2025. The average sale price was $367,053, up from $350,920. That supply is tighter than a year ago but still well stocked. The figures are averages for the whole association area, not Babcock Ranch alone, and the report's own tables differ slightly on sales count and days on market.
The Deadlines Fall Close Together
Most of these offers end within a few weeks of each other. In date order:
- Lennar's Fall Super Sale contract window closes 10/18/26.
- Toll Brothers requires closing by 10/30/26, and Dream Finders and Park Square require contracts written by the same date.
- William Ryan's golf cart offer at The Sanctuary ends 11/15/26 or after the first 200 buyers.
- D.R. Horton's rate requires closing by 12/15/26, and Park Square's by 12/23/26.
New supply is also on the way. Toll Brothers announced on Sept. 15, 2026, that construction had started at Sawgrass Lakes, with sales expected to begin in January 2027 and collections priced from the upper $500,000s to over $1 million. Every promotion in the table is limited to select homes and can be changed or withdrawn, so confirm the terms on the day you sign.
A Few Questions Worth Asking
Does a second home ever qualify for these rates? Under the published terms at Lennar, Toll Brothers and D.R. Horton, no. Each ties its rate to owner occupancy or a primary residence. Dream Finders and William Ryan state no occupancy condition, so ask their lenders directly.
If I pay cash, is there an equivalent credit? None of the rate promotions reviewed here offers one. Price reductions shown on individual homes, like the Pulte markdowns at Verde and Lake Timber, are the incentives that don't depend on financing.
Can I combine a price reduction with the builder rate? Sometimes not. D.R. Horton warns its rate may not combine with other offers, and Toll Brothers says its offer is "not to be combined with any other offer."
